The Alleyway Window – Framing, Siding, and Repurposing

Working on older homes often requires wearing multiple hats. It is rarely just "window work" or "siding work"— it is usually a combination of carpentry, waterproofing, and masonry. This project for Beka and David in their alleyway is a perfect example of how a multi-trade approach can turn a deteriorated opening into an asset, while also being mindful of the budget.

The Before: Deterioration and Water Intrusion

The existing window in the alleyway had reached the end of its life. It had deteriorated to the point of being completely inoperable— it couldn't be opened for ventilation, which is vital for the health of an old house. Worse yet, the surrounding area was showing signs of failure. The caulking had given way and the wood was rotting, allowing water to intrude and damage the surrounding concrete.

I happened to have a high-quality window left over from a personal project that was never built. While it wasn't the exact size of the opening, I knew we could make it work, offering Beka and David a high-end window at a discount if we could adjust the home to fit it.

During the Build: Rebuilding the Envelope

Because the new window differed in both height and width from the original, this became a comprehensive framing project.

After removing the rotting unit, I addressed the damaged concrete caused by the water leaks. I then re-framed the rough opening to perfectly match the new window's dimensions. This is where the details matter: proper insulation and flashing are the only things standing between a home and the elements.

The exterior required a seamless blend of old and new. I installed new exterior trim and repaired the siding, carefully tying the new work into the existing structure so it didn't look like a patch job. Inside, the challenge was similar— I cut down and reinstalled the original interior trim, preserving the historic character of the room while accommodating the new, modern window functionality.

The After: Air-Tight and Functional

The alleyway window is now a fully functional element of the home. It is air and water-tight, preventing further damage to the wall, and it operates smoothly to allow for proper ventilation.
